How it started

Savvas Kyriacou founded Muscleworks Gym in 1988 to create an unparalleled training environment for bodybuilders. Inspired by bodybuilding films since childhood, Sav began serious training at 21 to achieve many notable championship wins. His dedication to his craft and expert coaching of many champions has created and maintained a legendary hub for elite bodybuilders who take their training seriously.

Starting a Muscleworks Gym franchise requires an initial investment, which includes:

  • Franchise Fee: £19,999 + VAT.

  • Build-Out Costs: £250,000 – £350,000 + VAT depending on location size and specifications.

  • Ongoing Fees: A fixed monthly management fee to cover support and resources.

Our dedicated franchise team will work with you to estimate the costs but the initial franchise fee one-off fee to secure your territory is £19,999 + VAT. Fit out works can be anything from £150,000 – £250,000 depending on the route of purchase.

Preferred candidate is a gym enthusiast but experience is not a necessity.

Muscleworks Gym seeks franchisees who are passionate about fitness, dedicated to excellence, and committed to maintaining our high standards. Ideal candidates are motivated entrepreneurs with strong leadership skills, a customer-focused mindset, and a deep appreciation for the bodybuilding community.

Muscleworks Gym have a long established relationship with lenders whereby we can facilitate loans for their venture. It is the candidate’s responsibility to secure financing and they should do their due diligence regarding any loans or loan approvals prior to becoming a franchisee.

The standard Muscleworks Gym agreement has a 10 year term

Muscleworks offers a comprehensive training programme over a minimum period of 30 days includes one-on-one training, study tools and in-house training delivered by well respected industry professionals. This will typically be delivered once we have located a property and are in legal periods with solicitors as it coincides with the fit out timeline. In addition to this our team of professionals will also be in your gym for up to 4 weeks upon opening to guide you through this essential part of the journey.

Muscleworks Gym has extensive relationships with suppliers and leasing merchants internationally to ensure you get the best deal. We have ability to source grade A equipment to lower to cost model.

Yes, the Muscleworks business model has been designed to allow franchisees to own and operate multiple locations. Franchisees must first demonstrate operational and financial success prior to opening subsequent locations.

Our royalty fee is £2000 per month

That and it is important to note that personal abilities, location and fiscal management amongst many other considerations will positively or negatively impact all business models and a Muscleworks franchise is no different.
